Creating Ground Rents

We have a unique perspective on creating ground rents as we are in the centre of the ground rent market and have the benefit of seeing a range of leases and assessing their respective values. It is very rare that we see leases which are achieving their true potential value!

Our relationships with developers, particularly at the initial planning stage means that we can assist by reviewing and optimising the value of their leases. This is a FREE SERVICE to developers where we review their lease and make suggested amendments to increase the value. The amendments will in no way affect the unit resale values.

A well structured lease can be worth over 100 times more than a badly structured one so on a large site, this difference can be in excess of £1m plus - all of which is profit. A number of developers have been able to increase the profitability of sites simply by making recommended changes. Alternatively, the value we can create will enable developers to make stronger offers for land without affecting the bottom line.

If you are able to introduce us to a site which we go on to acquire, we will pay your introductory fees which regularly run into five figures. If your clients are not in a position to sell, we are able to offer a full management service up until the point they are ready.
